Our terms and conditions are reasonable and straightforward.
The deposit
When you make a booking, you need to pay a security deposit of GBP
225.00 to confirm your reservation.
This is a refundable deposit. We will return it to you at the end
of the rental period after we have checked the flat and recorded your
telephone calls on the landline and the mobiles.
We can refund your deposit by cash, cheque or PayPal. The refund
can be made in GBP Sterling, Euros, US dollars or Canadian dollars.
If you cause material damage to the flat, then we will need to retain
an appropriate amount of the security deposit. For example, if you
break a glass or soil a towel, we would not regard this as material
damage and would not charge you for it. However, if you spill red
wine on the carpet, then we would regard this as material damage because
we would need to have the carpet professionally cleaned. In this situation,
we would retain the cost of the carpet cleaning from your deposit.
The rent
You need to pay the rent in full four weeks before your rental period
begins.
If you do not pay the rent at this time, then we reserve the right
to cancel the reservation and we retain the deposit as liquidated damages.
Cancellations
Cancellations must be made by email.
If you cancel your reservation after the deposit has been paid, then
we will refund the deposit less an administration charge of 25% as long as the cancellation is made minimum 60 days prior to arrival.
If you cancel your reservation less than 60 days prior to your arrival we do not refund the deposit
If you cancel your reservation after the rent has been paid, then we will retain 25% of your deposit as an administration charge and refund your rent subject to the following:
* if another customer rents the same flat for all the nights that
you had booked, then we will refund all of your rent
* if another customer rents the same flat for some of the nights
that you had booked, then we will issue a pro-rata refund for those
nights only.
We will send you the refunded rent as soon as we receive the deposit
and the rent from the replacement customer.
